Can you hold a place before I apply?
Available properties are not held for anyone that has not already applied, been approved, and provided us with security deposit. Applications are processed on a first come, first serve basis.

Do I pay first month’s rent and last month’s rent with my security deposit?
No. You will pay the security deposit to hold the property and remove it from the market, and then pay your first month's rent and prorated rent if applicable upon move in. Prorated rent may be required if you move in, in the later part of the month. In some circumstances, an owner may require additional month's rent to be paid. This will be a condition discussed with the applicant prior to signing the lease.

How old do you have to be to apply?
All occupants over the age of 19 must apply.

Is the deposit refundable?
Yes, the security deposit is refundable. A move out inspection will be performed to assess possible damages. If there are no tenant charges or balance owed, then a refund of the deposit will be sent 60 days after the move out date.

Who needs a cosigner?
A co-signer may be necessary if the applicant does not qualify on his or her own.

You have a property I want to rent. How do I apply?
Simply go to the property description that you are interested in, and click on the "apply now" link.

How do I pay rent?
The safest way for a tenant to pay rent is through the
online tenant portal. If a tenant needs to pay in person, Pugh Group Property Management only accepts rental payments to be made in the outdoor drop box, in the form of a personal check, cashier's check or money order.

I want to get a pet. What do I do?
Some properties are not pet friendly. If you are looking to rent one of our homes, be sure to read the pet policy in the advertising remarks to check for the pet policy, pet fees, and breed/weight restrictions. If you already rent a home with Pugh Group Property Management, please refer to your lease to see if the property is a pet friendly property.
If the home is pet friendly, a written request will need to be submitted for approval from the owner. Once approved, the lease will need to be amended and pet fees will need to be paid.

I want to move out, but my roommate wants to stay. What do I do?
Any tenant changes will need to be in agreement of the changes, and sign a formal document agreeing to the change.

My lease expiration is coming and I want to move out. What do I do?
Tenants are required to provide a 30-day written notice to vacate. Check your lease end date on your agreement to ensure you give proper notice. Depending on the date your lease ends and the date you formally give notice, you may be responsible beyond your lease end date. Notice can be submitted through the
tenant portal.

Who is responsible for paying for repairs & maintenance requests?
Tenant maintenance requests are made through the
portal. Maintenance repair costs are normally an owner expense, unless the maintenance issue is caused by the tenant. Day to day maintenance such as changing light bulbs, air filters, lawn mowing and other general maintenance items, as described in your lease, are responsibility of the tenant.

Can I be approved if I have an eviction on my record?
If an applicant has an eviction on his/her record within the past 5 years, the application will automatically be denied.
